Delivering The Kernow-How To Central London
Posted on 26-06-2020
Our customer helped to refurbish a number of floors in this prestigious London office block for new client, Facebook. Kernow were very pleased to supply the M&E contractors and work with them on this project, overcoming many challenges.
Project Background
Occupying floor 5 and floors 9-16 covering 66,000 sq ft, this large project required a full comprehensive office strip out, refurb and fit-out by a number of subcontractors.
338 Euston Road provides over 112, 000 sq ft of Grade A office space and forms part of Regents Place in London’s West End. It is home to a wide variety of occupiers from a range of different industries.
Kernow Fixings’ Involvement
Kernow were very privileged to have been chosen as the Supplier of Choice for the Mechanical and Electrical Subcontractors.
This project provided a number of challenges which needed to be addressed. Firstly this was a fast-track project which resulted in there being just a few weeks to carry out the works. Access was also very limited, approached via a service tunnel at the rear of the site which restricted vehicle size for deliveries. The floors being worked on were also a challenge in themselves, only accessable by a small lift. in addition to this, the fabric of the building also caused issues to all trades to fix to.
Kernow really added value with this project, using decades of knowledge and experience to provide tailored solutions to overcome these difficulties in the most efficient and cost-effective way.
What Support Did Kernow Provide?
Due to the small lift access, Kernow designed and fabricated bespoke pipe and cable support brackets which were packaged on a pallet ready to be wheeled into the lift, ready to be transported to the relevant floor. This enabled swift and simple installation thus saving on labour costs.
We were also asked to advise on the best method of fixing, due to the ceilings being of a hollow-pot construction – Kernow successfully advised on this and supplied the required fixings.
Overcoming Challenges
Logistically, this project was a challenge as all deliveries had to go via a low service tunnel at the rear of the site. This meant liaising with specialist transport companies and ensuring lorries had a tail-lift facility, as well as arranging and booking time slots etc. The products and off-site fabricated solutions we provided helped ensure these project challenges were overcome.
Outcome
The M&E contractors were delighted with the way Kernow performed in this project. Using our pre-fabrication service meant they were able to significantly speed up the intallation process. Subsequently Kernow was rcommended to the Main Contractor based on our valued contribution towards the success of the project. This resulted in the referring of Kernow to other Subcontractors too, not only on this project, but subsequent ones.
